The Inventory Report

The Inventory report is a complete detailed overview of the property and its contents prior to the commencement of the tenancy, paying particular attention to its condition and cleanliness, detailed descriptions accompanied by high quality digital images, compiled in accordance with recognised industry standards.

Once the Inventory has been completed, we can meet with the tenant at the property and discuss key points with regards content and cleanliness, we can take on board any additional comments they may have.

At this point where possible we can take meter readings obtain their signatures, list and hand over keys.

Mid Term Reports

A Mid-term report can be beneficial to both Landlord and Tenant alerting them to any potential liabilities early in the tenancy, that they themselves may be responsible for, allowing time to rectify any issues helping to avoid any difficult disputes at the end of the tenancy.

Check Out

This report completes the circle and perhaps the most important part of the inventory process.

A comparison is done based on the original inventory.

A highly detailed and accurate report of the current condition of the property highlighting any differences and indicate whether they need to be “made good”, are a result of “fair wear & tear”, need to be “cleaned” or are a result of “maintenance issues”.

Where possible we will take the meter readings and if the Tenant is present, we can accept the return of the property's keys on behalf of the Agent/Landlord. The Check-Out Report will be sent to the Agent/Landlord within 48 hours via email.
